RE/MAX Housing Market Report Q1 2025

The Hungarian housing market started the first quarter of 2025 with strong activity. The number of transactions rose for three consecutive months, with 12,000 sales in March, representing an 8% increase year-on-year.

Real estate prices in Budapest continued to rise:

  • The average price per square meter for used brick apartments reached HUF 1.2 million, while in the inner districts it was around HUF 1.3 million.
  • The price of panel apartments was HUF 1.2 million per square meter in Buda and HUF 978,000 in Pest.
  • Newly built apartments remain the most expensive in Districts II, I, V, and XII, where prices exceeded HUF 2 million per square meter.

There was a slight correction in the rental market, with the average rent in Budapest currently standing at HUF 230,000. Yields ranged between 4.5% and 5.1%.

The presence of investors continued to strengthen: 45% of purchases in Budapest were made for investment purposes, mainly in Districts VII, IX, and XIII.

📈 Further price increases are expected in 2025, especially in large rural cities, while demand may gradually shift towards realistic pricing.
